The agent for the house that holds a lifetime in it
Licensed with Berkshire Hathaway HomeServices Ambassador Real Estate, and focused on families in the middle of a transition.
The houses I know best
I am a senior real estate specialist in Omaha, and my work is with the house that is being sold because life changed. A parent has moved into assisted living. A spouse has died. A family is settling an estate or dividing what is left.
Those sales are not harder because of the market. They are harder because there is a family inside them, a house holding forty or fifty years of belongings, and a timeline nobody chose. That is the work I know, and I do it every week.
What a sale like this usually involves
The house usually is not empty yet
I can have photos taken as soon as the rooms are ready, so the listing can go live while the garage is still being worked through. There is no need to wait for the whole house to be finished.
Several people are often involved
Adult children, a power of attorney, a guardian, or an attorney may all have a part in this. I keep everyone informed so the family does not have to manage me on top of everything else.
Repairs deserve a careful look
I will walk the house with you and talk through what is worth doing before it is listed, and what is not worth the money.
The sale and the move happen together
Since I look after both sides, the closing date and the move date are planned alongside each other rather than sorted out afterward.
The house is never the only thing happening
Because the move is mine to look after as well, the listing, the clean out, and the closing date all get worked out together, and nobody is left holding the pieces in between.

Priced for what the market will bring
Your parent's house is almost always the family's largest asset, and it is treated that way. I price for what the market will truly bring, and I will be honest with you about that number from the beginning. A house priced well sells, and the time of year matters far less than most people expect.
If a number you have heard somewhere is not realistic, I would rather talk it through with you at the start, gently, than have you wonder about it later.

Medicaid, guardianship, and estate sales
I work with elder law attorneys and divorce attorneys whose clients have to sell property, often under conditions that will be reviewed later. When a sale is tied to Medicaid or a guardianship, the price has to be fair market value and the file has to show how that number was reached.
I photograph the condition of the house before anything is cleared out, so the sale price is well documented if it is reviewed later. I have handled these alongside elder law attorneys, and they are welcome to call me directly.
Where I work
The Omaha metro, all of it. I do not farm one part of the city, because there is someone who needs help in every part of it.
